2026 investment thresholds

Three zones. Three minimums.

Since the 2024 reform, the minimum real estate investment depends on where the property is located. These figures are current as of 2026 and are confirmed for your specific target property during the assessment.

€800,000

Zone A — Prime areas

The Attica region (Athens & Piraeus), the Thessaloniki regional unit, Mykonos, Santorini, and every Greek island with a population over 3,100. Generally a single qualifying property meeting a minimum size requirement.

€400,000

Zone B — Other regions

Most of the rest of Greece — the Peloponnese, most of Crete, smaller islands, inland mainland regions, and northern Greece outside metropolitan Thessaloniki.

€250,000

Zone C — Restoration & conversion

Available anywhere for the restoration of a listed heritage building, or the conversion of a commercial property into residential use.

A note on rental use: rules on renting out a Golden Visa property — particularly short-term/holiday rentals — have tightened and vary by case. Confirm the current restrictions for your specific property before assuming a rental income strategy will be compliant.
What the permit gives you

Residency, not just a property.

The Golden Visa is a real estate purchase with a residence permit attached — understanding what that permit does and doesn't do matters as much as the property itself.

  • 5-year residence permit, renewable indefinitely while the qualifying investment is retained.
  • No minimum stay requirement — you don't need to live in Greece to keep the permit active.
  • Schengen-area travel for you and included family members.
  • Family inclusion — spouse and dependent family members can generally be included on the same application.
  • No automatic tax residency — you become a Greek tax resident only if you spend more than 183 days a year in the country.
  • An optional path to citizenship after 7 years of legal residency, through a separate naturalization process that includes a Greek-language requirement.
